Picking a builder for your first home can seem overwhelming, especially with so many choices available. For most people, it’s one of the biggest financial commitments they’ll ever make so it’s important to look beyond polished marketing and display homes and focus on what the builder is actually like day-to-day.

A beautiful finished home is obviously important but so is the experience of getting there. Did the builder communicate clearly? Were timelines realistic? Did issues get handled professionally? Did the project stay on budget or were unexpected costs added in?

These things matter just as much and often information you won’t get from a brochure alone. The good news is that doing a little extra research can save you from a heap of stress later on so here’s what to look for when choosing the right builder for your first home.

Speaking with past clients gives you a much clearer picture of what working with the builder will genuinely be like over several months.

If you don’t have anyone in your immediate network who can recommend a quality builder, online reviews are also helpful. There’ll always be the outlier comments (overly glowing or critical) but what do most people say about working with the builder?

Visit display homes and pay attention to the details

Visiting display homes in your local area (whether you live in Perth or Port Macquarie) is a great starting point when researching builders because it allows you to see the quality of finishes and workmanship first hand.

Instead of only focusing on styling and surface-level aesthetics, pay attention to the smaller details. Look at paint finishes, cabinetry alignment, flooring transitions and how well different materials have been installed. These details often reveal the overall level of care and workmanship.

It’s also worth taking note of how sales consultants communicate. Are they professional and knowledgeable? Do they answer questions clearly? Or do you feel pressured into making quick decisions?

Those early interactions can often reflect what your broader experience will be later on.

Be clear about what you want

Before comparing builders, take some time to think about the type of home you want and what features are most important to you. Some builders specialise in highly customised homes while others focus on streamlined designs with limited modifications.

Knowing exactly what you want makes it easier to compare apples with apples, and quickly recognise which builders may not be the right fit for your project.

It’s also important to think practically about your lifestyle and budget. Features that may seem essential right now (like gorgeous wall panelling) may not add long-term value, while functional features (like additional storage) may have a bigger impact on how your home feels to live in every day. Essentially, our tip is to have a clear understanding of your priorities so you can easily compare quotes.

Understand what’s included in the price

One of the biggest mistakes first-home buyers make is assuming everything is included in the advertised price. Items such as site costs, landscaping, driveways, fencing, and window treatments are often excluded from base pricing, and these extras add up quickly.

Before signing a contract, ask for a detailed breakdown of inclusions and exclusions so you can compare builders properly. A reliable builder will explain these clearly and provide documentation to support their pricing. If a quote is significantly lower than others, it’s generally a sign key components are missing rather than offering better value.

It’s also important to understand how variations are handled during construction. Most building contracts allow for changes, but these must follow a defined process with documented approvals and cost adjustments. Builders who use structured variation processes tend to minimise disputes and maintain clearer expectations.

Choose a builder who offers a consistent point of contact and provides regular updates. Some builders also use online systems to track progress, share photos, and manage communication. While these tools are not essential, they can improve transparency and reduce uncertainty.

Effective communication in residential construction involves clear timelines, documented decisions, and proactive updates rather than reactive responses. As a client, raising questions early and confirming details in writing helps prevent misunderstandings. Builders who welcome this level of engagement are typically more organised and accountable.

Check licences, insurance and financial stability

This last tip is important because unfortunately, not all builders operate ethically or have the financial stability to see projects through properly.

If a builder isn’t appropriately licensed or insured, it can leave homeowners extremely vulnerable if something goes wrong during the build. In a worst-case scenario, some builders may shut down entirely, leaving the project incomplete and clients facing significant financial and legal stress.

There have also been cases of ‘phoenix’ companies, where businesses wind down and reopen under a new name to avoid liabilities or contractual obligations. While this certainly isn’t the norm in the industry, it does happen and is something first home owners should be aware of.

That’s why it’s important to confirm your builder is registered with the relevant state authority and holds appropriate insurance coverage. It’s also worth researching how long the company has been operating and whether they have a good track record and reputation within the industry.

At the same time, smaller or newer builders may offer more personalised service and flexibility. The key is finding a balance between professionalism, transparency and communication style that makes you feel confident and supported throughout the build.

After gathering information and comparing options, your final decision often comes down to confidence in the builder’s process and communication. Building your first home is a significant commitment, so working with a team you trust is essential.

There is no single builder that suits every first-home buyer. Different builders cater to different priorities, whether that is cost control, design flexibility, or project management style. Take the time to evaluate your options carefully and base your decision on verified information rather than initial impressions.
