This is a holiday home designed around real memories. North Avoca Beach House on the Central Coast of NSW is a beautiful new build created for a Sydney family who grew up in this very spot, and wanted their children to do the same. The brief wasn’t just about bricks and mortar. It was about capturing a feeling.
Designed by Annie Bowen from Annie Bowen Design, this home is a masterclass in getting coastal design right, without reaching for a single cliché. Come on in.

This is a home rooted in memory, designed for the long haul
“North Avoca Beach House held a special place in both owners’ hearts long before the first sod was turned,” Annie explains. “Both had spent time there as children, and returning to build a family home in that same place was a deeply intentional decision.
“Creating a home that felt connected to memory, family and a relaxed coastal lifestyle was incredibly important. But sentiment alone doesn’t make a home liveable!
“With four children, multiple generations and a constant stream of friends and extended family in the mix, the design needed to work really hard.
Durability and practicality were non-negotiables. And so was that elusive, hard-to-pin-down quality… calm.



Everything about this home is coastal, minus the clichés.
“The design vision on this project was deliberately restrained. Rather than leaning into the predictable motifs of coastal decorating, we built a home that feels connected to its beachside surroundings through material and mood rather than motif,” says Annie.
“We went for pale oak, natural stone and soft tonal layers to form the calm foundation and this allowed the architecture and natural light to do the heavy lifting.
“Then, in a move that keeps the design from feeling too safe, we added pops of colour through tiles and joinery. It was intentional, considered and just the right amount of fun.
“The balance between natural materials and playful details helped the home feel relaxed, robust and family friendly while still feeling elevated.
“I just love the kitchen and dining area. It’s a space designed for gathering, long meals and connection, and it captures the relaxed energy the clients wanted throughout the house.”



This home is durable by design, yet showcases pockets of peace amid the beautiful chaos.
“For a home this busy, the main bedroom and ensuite needed to offer proper sanctuary. And we think they do,” smiles Annie.
“Where the shared spaces are generous and social, the main bedroom strips everything back. We chose a quieter palette, softer textures and a more restful atmosphere. It’s designed as the calm eye of the storm and it delivers beautifully.
For anyone who’s ever tried to switch off after a big week… that kind of intentional design is everything.
“For the rest of the home, it was about practicality. This is a holiday home for a family of surfers. So that means sandy feet, wet towels and general chaos that comes with having a full house.
“The challenge for us was making North Avoca Beach House a home that handles all of that, without feeling like it’s trying too hard.
“Material selection was everything. Every finish was chosen to be resilient yet beautiful. Creating spaces that feel effortless to live in, without giving up an ounce of warmth.”





North Avoca Beach House comes with design lessons worth taking home.
“My advice when designing for beauty and practicality, is to start with restraint. A restrained base palette can create a strong sense of calm. Particularly when layered with natural materials and texture,” Annie says.
“From there, let colour earn its place. Rather than spreading it everywhere, introduce it through joinery, tiles, artwork and soft furnishings. These act as moments that bring personality without tipping the whole thing off balance.
“And above all, design for the way you actually live. Homes feel most successful when they genuinely reflect the way people live. Prioritising comfort, practicality and connection alongside aesthetics creates spaces that not only look beautiful but feel good to spend time in.”
